Make the work worth doing
Scope specialist work around decisions, preserve the deliverable, and carry useful evidence into ownership.
Landosaur research · Updated 2026-10-01A list of service providers is only a starting point. The useful product is a completed piece of work that resolves a real question about the land.
Write the question before choosing the service
“I need a survey” leaves too much undefined. “I need to resolve the western boundary, identify encroachments, and map the recorded access route before the contract’s inspection deadline” gives a professional a decision to support. Let that professional determine the appropriate methods and required scope.
Include the parcel identity, jurisdiction, intended use, existing documents, your question, requested timing, site access arrangements and relevant constraints. Identify what is known and what is only a seller statement.
Compare usable scopes
Record the provider, service area, relevant credentials, proposed deliverable, method, exclusions, site work, agency coordination, price, expenses, delivery date and acceptance terms. The cheapest quote can cover a substantially different task. Resolve scope differences before comparing totals.
Landosaur stores a private service scope first. You contact and select your professional. The workspace tracks drafting, sourcing, quotes, engagement, delivery and acceptance without representing that a saved request has been sent or accepted.
Keep authorship and limitations with the result
A provider’s report should retain its author, date, scope and stated limitations. A file upload does not turn a report into a title guarantee, permit, legal boundary or appraisal. Attach the result to the exact diligence task it answers and record your review.
Use the document room to preserve the source file, and the task’s evidence field to link to an official record or deliverable. Document hashes help identify which file was reviewed. They do not prove that the content is true.
Workflows for land professionals
| Customer | Working tools in this application |
|---|---|
| Repeated buyers | Search, comparisons, saved records, analysis scenarios and private deal rooms |
| Brokers and owners | Structured submission, price-basis disclosure, review status and public dossier after approval |
| Surveyors and specialists | Professional profile intake, scoped work records, quotes and deliverable tracking |
| Land managers | Property files, stage records, notes, document history and ownership reminders |
No subscription billing, brokerage, loan origination, escrow or provider fulfillment is represented as active merely because the software supports a workflow. Those relationships have to exist and operate in the real world.
Make the file useful to the next person
Record the outcome in plain language: what the evidence resolved, what remains conditional, what changed in the budget and what action follows. Preserve the original document. Future owners, advisers and operators should be able to distinguish the source record from your conclusion.
